With
an existing patio that was rebuilt and refurbished in 1998, Villa Blanca is the
perfect place for functions, parties or special events of any sort. Nestled
in a tropical setting with a spectacular view that will
impress
and inspire
even the most discriminating guests, the
large circular patio can accommodate up to 200 people. There
is ample
space for dancing, dining and partying. Extending from the southern elevation
of the residence is a semi-circle
concrete
cantilevered balcony overlooking the patio. Light fixtures hidden under the balcony
provide spot lighting for entertainers. An elegant wooden railing encircles the
patio's perimeter, carriage lamps on posts provide sufficient lighting for dining
areas, and perimeter spot lamps allow colored lighting to accentuate existing
gardens surrounding the patio so guests can appreciate the tropical settings during
evenings.

a limited financial investment and sufficient promotion into this income producing
segment of the property, the returns can be outstanding. Having an on-site restaurant
can provide in-house catering for all events. Additionally, due to the very low
liquor costs in the USVI, an incredible contribution margin can be achieved in
bar sales. It is highly possible to achieve

Restaurant Location,
Location, Location...........When Ms. Dodge came to St. Thomas in the early 1950's,
she made no mistake in selecting this site as her choice for mounting the St.
Thomas Club, one of the best dining and entertainment venues in the USVI during
its time. Stunning views during the day, dusk, and evening will pamper dining
clients.
The
property's strategic central,
close to town location
enhances its ability to capture multitudes of dining target markets. Professionals
seeking an escape from the usual downtown restaurants would find a santuary away
from the hustle and bustle. Business lunches, a popular dynamic in St. Thomas,
can easily be targeted due to the restaurant's proximity to downtown and the rest
of the island. Locals throughout the island, prefering a dining experience outside
of town (and there are many), would come to eat and enjoy the ambiance and view.
With marketing and incentives to other large hotel and resort staff, overnight
visitors from other properties can help supplement the dining business. Last but
not least, the property's proximity to St. Thomas' busy cruise ship dock and the
view that it provides of it, provides an attraction for the passengers. By coordinating
with taxi and tour companies, a lunch stop can be arranged at the end of a 4 hour
island tour before dropping passengers back to the ship or downtown. The numbers
would be exceptional. With
its large, high ceiling, spacious interior, half of the Main
Residence
can easily be reconverted into a restaurant, leaving 4 rooms and 4.5 bath rooms
for use as rental units, living quarters, or office space. The existing lower
level living area used to seat the dining crouds during its "Club" days.
The western facing balcony provides a romantic setting with a spectacular view
of soothing sunsets and night time town lights. The southern semi-circle cantilevered
balcony can be the site of a half moon shaped bar that contours to the balcony.
There are two terraces with romantic sunset harbor views and the living room and
dining/lounge area are spacious and
open.
An on-premise restaurant would make an essential amenity to the hotel and can
work very well as a stand alone operation attracting local clientele. 

Cottage
Loft Units Already
in existence is a cottage building that contains two nightly rental units. When
the cottage building was constructed in 1995, it was done with the purpose of
adding a top story. The steel rebar, electrical conduit, and some plumbing are
already in place to begin the raising of the second story. Prototype elegant designs
have been draughted for the top story. The proposed additional top units could
be used in a variety of ways including providing a residence for the the new owners
of the estate or used as rental units for additional hotel income. The acquiring
of permits for the construction of the additional units will be facilitated by
the fact that the lower level already exits. See Property

Apartments There
are two studio apartments below the main residence. They can be rented on a nightly
basis as part of the hotel, rented on a monthly basis, or used as the caretaker's
residence. One of the units has a balcony that faces east and allows a view of
the green rolling hills and valleys of central St. Thomas. The other unit affords
garden views through its windows.

Zoning
The
potential for development or creative uses of this estate is virtually
unlimited. The present B-2 zoning allows for a large variety of development,
expansion, and investment ventures.
